No matter how hard you try to keep your home well sealed and insulated, there may still be hidden areas of energy loss that are causing your utility bills to be unnecessarily high. A professional energy evaluation, also known as an energy audit, can help you find those hard-to-detect spots where your home is losing energy and you’re losing money.
Before the test, gather as much information as possible for the auditor. Background on your home’s energy characteristics and documentation of known problems will make the auditor’s job easier and result in a better evaluation. Provide information such as:
- Lists of known problems, such as condensation, drafts, or areas with little or no insulation.
- Copies or summaries of the previous year’s utility bills.
- Average thermostat settings in the summer and winter.
- Descriptions of home occupants’ behavior, such as how they use each room, whether anyone is home during daytime hours, and the number of people living in the house.
Accompany the auditor during the evaluation and ask questions as necessary. This give-and-take between you and the auditor may reveal some additional actions you can take to improve your home’s energy efficiency.
The auditor can use various types of equipment to evaluate your house, including surface thermometers, furnace efficiency meters, and infrared cameras. He may perform a thermographic scan, a type of infrared video and photography that graphically shows where energy is escaping from your home.
The auditor may also conduct a blower door test, which involves sealing your house and running a large fan set in one of the main doors. This decreases the interior pressure of the house and causes air to rush in through all the unnoticed cracks and gaps, allowing the auditor to identify these hidden sources of energy loss.
